What is a house clearance?

A house clearance is the full or partial emptying of a property — removing furniture, belongings, white goods and rubbish — and leaving it clean and ready for sale, rental or handover. We handle everything from a single room to an entire property.

How much does a house clearance cost?

Every property is different, so the quote is free and fixed. We assess the volume and any items of value, and because saleable contents are offset against the cost, many clearances work out cheaper than people expect — some even pay for themselves.

Do you really pay for items of value?

Yes. Furniture, antiques, jewellery, gold, silver, collectables and more are valued and set against your bill. If the contents are worth more than the clearance, the balance is paid to you after they sell through our fortnightly online auctions.

Which areas do you cover?

We’re based in Chorley (PR7) with a second base in Blackpool, and cover the whole of historic Lancashire, Greater Manchester and parts of Merseyside and South Cumbria. See our areas we cover page.

How quickly can you clear a property?

Most homes are cleared in a day, larger ones in two. We can often visit or quote the same day, and offer evening and night clearances where discretion or access requires it.

Do I have to pay anything upfront?

No. You pay only once the work is finished and you’re completely happy.

Will the clearance be discreet?

Yes. We use plain, unmarked white vans and a quiet, professional team. Mattresses and personal items are wrapped before they leave the property.

Can you help with a probate or bereavement clearance?

Absolutely, and with great care. We can provide probate valuations, work to your solicitor’s timescales, and set aside any keepsakes or documents for you.

What happens to everything you take away?

As much as possible is re-homed, donated, sold through our auctions, or recycled at authorised facilities. Our genuine aim is Zero to Landfill.

Are you licensed and insured?

Yes — we’re a registered Lancashire Trading Standards Safe Trader, a licensed waste carrier, and fully insured. We provide waste transfer notes for commercial clearances.
